(music).the idea of buying a house or making major renovations is intimidating, and you've heardhow money is tight. not to fear. finding the right mortgage lender to explain the processcan make getting a mortgage a cakewalk. david runnebaum is a homeowner who established abusiness relationship with castle & cooke
mortgage, one of the nation's leading independentmortgage lenders. i was able to get these properties, a listof particular properties, through castle & cooke. my mortgage broker was robert davis. there'sa lot of detail involved, a lot of paperwork involved, but robert was able to help me throughthe transaction and castle & cooke definitely was there the whole time. once you build therelationship with your mortgage broker, you know, he knows you, you know him. you becomefriends. he knows your file. it becomes a smooth easy transaction.robert davis is a mortgage broker and branch manager for castle & cooke mortgage. robertruns his operations in pembroke pines, florida, where he keeps a close relationship with hisclients. one of his longterm clients is david
runnebaum.i've worked with david for years now. i've done loans for his father, his sisters. we'vedeveloped a trust relationship that has extended past family. he trusts me with his rentaldeals and future deals that he has going on. robert and david's longterm business relationshipis a vital part of david's home purchases. i look forward to new opportunities that arecoming out. it's nice to work with castle & cooke and robert davis because he has allmy information. so getting a loan, for me, is easier now because i've done it multipletimes with robert. with the help of a mortgage professional like robert, david has developedhis own strategy for acquiring property and his sage advice for first-time buyers or homeownerslooking to move up.
know the market that you're getting into.know the property values in the area. if it's a higher end home like this particular house, just know your surrounding sales. options matter when it comes to finding theright home loan. a broad array of loan programs are designed to meet each client's needs, and a mortgage professional knows how to make the match of client with program.it's also important to note that not every borrower is similarly situated, and it's importantfor each borrower's circumstances to be carefully analyzed and evaluated to make sure that theloan program that they're going into is the best for them. so what's important for a mortgagecompany and a mortgage professional is an understanding of those loan products, theloan programs, ability to execute, ability
to evaluate a borrower's situation so youcan put the borrower in the best situation possible.these options also extend to renovation loans. whether it's the house you live in or a uniquefixer-upper you can buy for a low price, renovation loans offer a way to pay for major upgradesthat could increase a property's value. through the improvement projects that thehomeowner would complete, they can actually bring up the value of the home to where theywould, in the end, have a significant amount of equity in the property. there are tremendousbenefits available for those individuals that are willing to go through that process.before obtaining a renovation loan, there are some subtle differences and similaritiesyou should understand.
well, as with any loan, i think it's importantfor a borrower to understand their financial circumstance and to understand what amountthey can qualify for. and by working with a qualified mortgage professional, a borrowercan quickly ascertain what that amount is. the second part of it, when working througha renovation loan, it's very important to make sure that you're working with experiencedcontractors that are licensed and bonded and have experience in the type of projects thatthe homeowner is planning to complete. i think if a borrower really pays attention to thosetwo items, the process should be fairly smooth and easy.all of this sounds wonderful, but what about down payments? we often hear that 20% is needed.how do you come up with that much cash? well,
you don't.the truth about down payments is that you oftentimes don't need 20% to buy a home.down payment is a big issue with home buyers, especially first-time home buyers. the minimumthat they have to come in using fha is 3.5%. most people don't have 3.5% in the bank. so,they can get their down payments with gifts from family members and save. eventually, they come up with 3.5%. luckily we can get the seller to pay some of those closing costsif you've got a good realtor that can negotiate for you.for the average buyer, they've buying, you know, $200,000 - $300,000 house. to save upthe down payment, 3.5% is roughly $6,000 to $8,000. you know, a husband and wife couldcome up with that pretty easily saving over
even a few months time.so what's our take away? find a lender and mortgage professional that is right for you.do your homework and get your finances straight. before you know it, you're in your new home, your biggest asset. it was nerve racking at first, but knowingthe value, knowing what i was getting into after we closed the deal, i was happy. andthen a few years later, i sold it for a nice profit and i was able to buy this house.it's important for you to get a referral to a good lender like castle & cooke mortgage.they can help you just like we've helped david acquire real estate properties and rentals.when dealing with castle & cooke mortgage, they will know exactly where they stand, they'llknow exactly what the process is. we can help
them evaluate whether or not a loan programis suitable for them. we can help them get qualified for the loan program that they'relooking for and work with them throughout the entire process in a quick and efficientmanner. to learn more, visit castlecookemortgage.com.to see this portion of the show again, visit designingspaces.tv.(music). (music).hi, i'm interior designer, kalyn rothaus. i'm all about designing functional and fabulouswork spaces. one of the most important rooms is the employee break room and kitchen. that'swhy designing a fully functional kitchen here was important. but now that the kitchen isinstalled we need to get it organized before
everyone moves in. why am i so concerned aboutgetting this kitchen organized? well, you should see the kitchen in the old building.it seems everyone just tossed things into drawers and cabinets, probably because wedidn't have any organization in the drawers to begin with. to help get this kitchen organized,i've called in an expert. i've called amy lipper from lipper international, which isa company that's been helping organize kitchens since 1963. amy, i'm so happy you're hereto help us get this space organized. it's great to be here.thank you so much. so, let's first talk about drawer organization. so tell me what you'vebrought today. we have an expandable drawer organizer. andthis shifts back and forth to allow different
spaces and bamboo stacking drawers to fitall your flat wear and your utensils and tools. and then we also have spaces for tools andgadgets which can go in different spots. i love that this is adjustable, that i canput the tools in the front. either side. right.yeah. this is great. so you put more in front. this drawer is alittle shallower than most drawers. very often you can turn it around and take the full advantageof the expandability. another way to organize your drawers is drawer dividers. these canput it in any way. you could even put a couple more in. we have some tools. you could put, obviously, very long tools -- bbq tools -- in here. could be kitchen towels or napkins, plastic wrap, wax paper. this could be any
number of things. we also have some ramekinswhich you might use, a favorite mixing bowl, another bowl that might come in handy, andagain you can change the sizes of these divisions. you could put in things like flashlights ortools. anything you want handy to use, and you could divide it a couple more times ifyou chose to. this is a great solution for a junk drawer,a drawer where it really needs some division. i mean, there's so much stuff you keep inyour kitchen. this is a great solution. yes.so, let's talk a little bit more about upper cabinets. what sort of solutions do you havefor organization in cabinets? well, we have a corner shelf and as you cansee there's different size plates in here.
and this is made of solid bamboo. we havean expandable shelf, which can be used for any form of jars.and what's this material? this is cork and it's over bamboo. it's oversolid bamboo. so it's cork and bamboo which of course is very green.and this one is so great because you have all the different levels and you'll be ableto read all the labels on your spices. so that just makes it so much easier.and then up here you have an item to hold your single serve coffee cups, and this holdsabout 45 cups and keeps it out of the way and very convenient.amy, this is a really big coffee drinking company, so i'm excited for you to show meabout this product for storage and organization
of coffee pots. so tell me a little bit aboutthis one. well, as you can see, we have a single servecoffee machine on tap, and the drawer glides out easily, and the great thing is that thewhole machine moves forward so that when you have to put the water in an then when youhave to put your single serve pot in… it doesn't bang into your counter top. i alwayshave to move my machine forward. it moves very easily, and then of course whenyou're done you just move everything back and you have easy access to the drawer whichagain glides out easily. you know, we've made a lot of progress inthis kitchen today. and thank you so much, amy, for all of your organizational expertiseand help.
oh, you're very welcome. and it's just a littlebit of what we have to offer with storage solutions. and you can find much more of whatwe do on lipperinternational.com. and we'll also refer you to stores and websites whereour products are available. amy, thank you again for all of your help.you've really made this space so much more organized and a lot easier. for more information,or if you'd like to watch this segment again, please visit us at designingspaces.tv.(music). welcome to the tile shop's tips from the provideo series. i'm cabby. today, we're going to discuss getting a proper layout for yourtile project. now the layout is key to making sure you get a professional looking install.it's the first thing i notice when i walk
into restaurants, hotels, or anyone's home.i'm always looking for straight and level grout joints. i want to see as many full tilesas possible and avoid any sliver cuts. now that's a cut that's about 2 inches or smaller.that's alarming to me and shows that no one did the proper layout. now it can be intimidatingif you've never done this before, but that's okay. you really only need three tools: acarpenter's square, a tape-measurer, and a chalk line. once we take a few measurementsand square up your space, then we get your tiling dry laid on the floor. we want to knowwhat it's going to look like exactly when it's installed. avoid those sliver cuts. makesure you know where your cuts are going to be and you'll be alright. for more informationon installations as well as tips and tricks

i chose just a bead that matches that.it's beautiful. or you can choose one that -- thank you -- thatcontrasts it. mm-hmm.and you make a quick loop at the top. bend it around. and then you're just going to wrapit like this. and this is a technique you can use even to make your own charms because, you know, right there is a basically a charm. you've got a loop. you just trim the end andthen you're going to connect the loop you just made to the bottom loop…you make it look very easy. of the charms.well, you know, i've had a lot of practice. i have to make sure i don't hurt anybody here.snip that end off and then all i'm going to
do is just open this last loop on the beadedchain. okay.and attach that bead. to find where it opens first, though. turn it around until i findit. there it is. so i'm going to go ahead and open this up, attach my little drop, andbam i've got an earring. that's it.i know, it's so simple. how easy. that's so easy!it's so much fun, and then you can choose things that work for you and for your wardrobe.mm-hmm. wow. i feel like anybody could make these.definitely. anyone could. they're so easy. wow. well, you know, whatabout people who are more crafty and have
made earrings, have made stretch bracelets, and now they're ready for the next level? well, we have something where you can shareyour creations called pretty palettes. and one of our amazing designers, erin prais-hintz,she creates a palette monthly. so whether it's inspired by the color of the changingleaves or the korean lantern festival, anything that is just these brilliant wonderful colors, and she creates this palette and then you go into the bead gallery at your michael'sstore. you pick beads that match the palette and create your own thing. and then you canshare with others. on our blog, we'll post the different links to everybody's projects.and then you can go see that. and once you've done that, you could even visit pinterestand see the mood boards that we've created
